Let Only

For the introduction of a suitable tenant only we charge a fee of 70% of the first month’s rent plus VAT.  This service includes advertising the property, finding a suitable tenant, referencing the tenant, drawing up the Tenancy Agreement and all needed documentation, moving the tenants in and lodging the bond and transferring it to the landlord DPS account.

Fully Managed

We will manage the property for a commission of 11% plus VAT of each month’s rent, plus 40% plus VAT of the first month’s rent as a set up fee.  This includes everything mentioned above. However we will lodge and keep the bond in our DPS account for us to release at the end of the tenancy and deal with any deductions.

Once the tenants have moved in we will then provide our managing service, this will include collection of the monthly rent and paying any invoices due. Periodic inspections where we note any changes to the condition of the property and provide a full report to the landlord. The mangement of any issues - we have a team of contractors on board who are able to attend issues promptly. However, if you would rather we are able to use your own preferred maintenance contacts. Please note that not all maintenance is covered my our management and may be subject to an additional charge.

 

We are also able to offer a combination of both the above services for an agreed fee. For example you could have a let only service with an addition added for monthly rent collection.

              Renewal of a tenancy agreement £50 plus VAT

              Pet Policy £60 plus VAT

              Guarantor Policy £50 plus VAT

It is also important to keep in mind that there is new legislation in Wales requiring landlord to be registered with Rent Smart Wales. If you chose the let only option you will have to register as a landlord and then obtain a licence to manage the property. With the fully managed option you only have to register. Your property will be let on an Assured Short hold Tenancy (‘AST’) for a minimum period of 6 months, we then go on to a month by month rolling tenancy or offer a contract renewal service if preferable to both you and the tenant.

 

Other services we can provide include an independent inventory specialist who will ensure you are covered for any potential tenant damage during the let. A fully comprehensive report documenting the condition of the property along with a full video of the property will be provided for an agreed price.
